Mortgage Lender in Huntsville, AL: The Four Local Details That Change Your Loan (2026)

Search "mortgage lender Huntsville AL" and you get eight headshots and a phone number. None of those pages tell you what actually changes about a mortgage inside Madison County.

Four things do. Three of them move your monthly payment before anyone says the word rate.

This is written for people buying in Huntsville, Madison, Owens Cross Roads, Gurley, Triana, New Hope, and the unincorporated parts of Madison County in 2026.

What a Huntsville mortgage looks like in 2026

Price data for Huntsville disagrees depending on who is counting. Zillow puts the typical home value near $281,000. Houzeo reports a median sale price of $362,500. Most local sources land between $310,000 and $340,000 for Madison County.

The spread matters less than the fact that all of those numbers sit far below the loan limits.

2026 limit Amount What it means in Huntsville
Conforming loan limit $832,750 Nearly every Huntsville purchase is conventional-eligible. Jumbo is rare here.
FHA limit, Madison County $541,287 Madison County sits at the national FHA floor. It still covers most of the market.
VA No loan limit with full entitlement Relevant to a large share of this market. See detail three.

So the program question in Huntsville is almost never about size. It is about down payment, credit, and how your income is documented.

Detail one. Your city line decides about $730 a year of escrow

Alabama assesses an owner-occupied home at 10 percent of its market value. The millage rate then applies to that assessed number, not to the purchase price.

Millage in Madison County changes depending on which municipality you land in. Two houses at the same price, four miles apart, carry different tax bills.

Here is the math on a $340,000 owner-occupied home, which assesses at $34,000.

Where the house sits Rate per $100 assessed Annual tax Monthly escrow
City of Huntsville $5.80 $1,972 $164
City of Madison $5.75 $1,955 $163
Gurley / Triana $4.95 $1,683 $140
Owens Cross Roads / New Hope $4.05 $1,377 $115
Unincorporated Madison County $3.65 $1,241 $103

A Huntsville city address costs about $731 a year more in property tax than an unincorporated address at the same price. That is $61 a month.

That $61 is not a rounding error. It goes into your debt-to-income ratio. On a tight file it is the difference between an approval at $340,000 and an approval at $325,000.

Most buyers find this out after they are under contract, because the payment they were quoted at pre-approval used a county average. Ask for the tax figure tied to the actual parcel. You can run the full payment with our monthly payment estimator by loan amount once you have it.

Millage varies by district and can change. Confirm the parcel with the Madison County Tax Assessor at (256) 532-3350 before you rely on it.

Detail two. The homestead exemption does not start the day you close

Alabama ties the homestead exemption to ownership and occupancy on October 1 of the tax year. The application deadline is December 31.

Close in November and you do not hold the exemption for that tax year. You hold it the following one.

The direct dollar saving from Homestead Exemption 1 is modest, around $48 a year, covering $4,000 of assessed value on state taxes and $2,000 on county taxes.

The real money is in the assessment class. Owner-occupied property is Class III and assesses at 10 percent. Non-owner-occupied property assesses at 20 percent. If the seller was a landlord or a builder, the parcel may be carrying a 20 percent assessment when your lender sets up escrow.

Your first-year escrow can be built on roughly double the tax base it will eventually sit on. The escrow analysis at month twelve corrects it and refunds the surplus. That does not help your cash flow in year one.

Two questions to ask your lender before closing. Which tax bill did you escrow from. And did you escrow at the current assessment or the one I will have after homestead.

Detail three. Arsenal and contractor income is not always simple income

Redstone Arsenal, NASA Marshall, Blue Origin, Boeing, and the defense contractor base drive a large share of Huntsville household income. U.S. Space Command has now opened its first permanent building on the Arsenal.

That employment base produces income that underwriters handle in specific ways.

Military allowances. Basic Allowance for Housing is non-taxable. On a VA loan it can be counted and in many cases grossed up, which raises qualifying income without raising taxable income. Our VA loan page for Alabama and Florida covers entitlement and the funding fee.

Variable contractor pay. Overtime, shift differential, and bonus generally need a two-year history to count. A contractor who moved from one prime to another eighteen months ago can lose the bonus entirely in the calculation, even with no gap in employment.

Clearance relocations. New hires arriving with a trailing spouse often have one income with three months of tenure. Some lenders will use an offer letter with a start date. Some will not.

The consequence is real. The same household can receive approval amounts $40,000 apart from two lenders, with identical credit and identical debts, purely on how the variable income was averaged. This is the single largest reason to get more than one pre-approval in this market. Conventional loan requirements in Alabama and Florida lays out the documentation standard.

Detail four. The builder credit has a price, and it is on the Loan Estimate

New construction is a large share of this market. Builders pulled close to 2,000 permits and $532 million in starts across Madison, Limestone, and Morgan counties in the first quarter of 2026 alone.

The National Association of Home Builders reported that 62 percent of builders were running sales incentives as of June 2026. In Huntsville the most common one is a below-market rate through the builder's affiliated lender, conditioned on you using that lender.

The rate buydown is real money. The question is what sits next to it.

A builder can fund a large rate buydown and recover it in the base sale price, in the lender fees, or in both. None of that is visible in the advertised rate.

The test takes one afternoon. Get a Loan Estimate from the builder's lender and a Loan Estimate from an outside lender on the same purchase price and the same day. Compare three things.

  1. Page 1, the interest rate and the monthly principal and interest.
  2. Page 2, Section A, the origination charges. This is where the buydown gets paid for.
  3. Page 3, the Comparisons box, total you will have paid in 5 years and APR.

If the builder lender wins on all three, take it. That happens. What a closing costs calculator will not tell you walks through the fee lines that move the most.

One more item specific to builder contracts. Ask whether the incentive survives a change of lender at a reduced amount. Some do. Some are all or nothing.

How to compare Huntsville lenders in one afternoon

  1. Pick your purchase price and your down payment first. Every quote has to use the same two numbers or the comparison means nothing.
  2. Request Loan Estimates from three lenders on the same day. Rates move daily, so a quote from Tuesday and a quote from Friday are not comparable.
  3. Give each one the actual parcel address, not a city average, so the tax escrow is right.
  4. If your income includes bonus, overtime, or BAH, tell each lender the same way and ask what they are using as qualifying income. Write the number down.
  5. Compare Section A origination charges, then the 5-year total on page 3. Ignore the advertised rate on its own.
  6. Ask each lender for a close date they will commit to in writing.

Frequently asked questions

Who is the best mortgage lender in Huntsville, AL?

There is no single answer, because lenders differ most in how they treat non-standard income and how fast they close. A buyer with a clean W-2 will get similar terms almost anywhere. A contractor with bonus income, a veteran using entitlement, or a buyer under a builder contract will see real differences. Get three Loan Estimates on the same day and compare Section A and the 5-year total.

How much are property taxes in Huntsville, Alabama?

Madison County has one of the lower effective rates in the country, around 0.56 percent. Inside the City of Huntsville the rate is $5.80 per $100 of assessed value, and Alabama assesses owner-occupied homes at 10 percent of market value. On a $340,000 home that works out to roughly $1,972 a year. An unincorporated Madison County address at the same price runs closer to $1,241.

What is the FHA loan limit in Madison County, Alabama for 2026?

$541,287 for a single-family home. Madison County sits at the national FHA floor. The 2026 conforming loan limit is $832,750, so conventional financing covers a wider range of Huntsville prices than FHA does.

What credit score do I need to buy a house in Huntsville?

FHA financing generally starts at 580 with 3.5 percent down, and some lenders go lower with compensating factors. Conventional financing typically starts at 620, though pricing improves meaningfully above 680 and again above 740. VA has no published minimum, and most lenders set their own around 580 to 620.

Can I use a VA loan in Huntsville if I am a civilian working at Redstone Arsenal?

VA eligibility comes from military service, not from where you work. A civilian Department of Defense employee or contractor with no qualifying service is not eligible on employment alone. Prior service, National Guard, and Reserve service may qualify. Your Certificate of Eligibility settles it.

Should I use the builder's preferred lender in Huntsville?

Sometimes the builder lender genuinely wins. Test it rather than assuming either way. Pull a Loan Estimate from the builder lender and one from an outside lender on the same price and the same day, then compare origination charges on page 2 and the 5-year total on page 3. Also ask whether the incentive survives at a reduced amount if you bring your own lender.

How long does it take to close on a house in Huntsville?

Thirty days is a normal purchase timeline in Madison County. New construction runs to the builder's completion schedule instead. The two items that most often push a Huntsville closing are appraisal scheduling in fast-moving new-build subdivisions and income documentation on variable contractor pay. Both are avoidable by ordering early.
