Cash Out Refinance in Alabama and Florida

A cash out refinance replaces your current mortgage with a larger one and hands you the difference in cash. You borrow against the equity you have built, pay off the old loan at closing and receive the extra money. Mountain Mortgage arranges cash out refinances for homeowners in Alabama and Florida.

The cash is real, and so is the trade. The new loan usually carries a new rate on your entire balance, including the part you already owed. Before you decide, you should see the full cost in dollars. Get a cash out refinance quote and we will run the numbers both ways.

How a cash out refinance works

  1. We value your home. An appraisal sets the value, and the value sets your borrowing limit.
  2. The new loan pays off the old one. Your current mortgage balance is paid in full at closing.
  3. You receive the difference. The cash arrives after closing costs and any other debts you choose to pay off.
  4. You make one new payment. The new loan has a new rate, a new term and a new balance.

How much cash can you take out?

Most conventional cash out loans on a primary home stop at 80 percent of the home value. Multiply the value by 80 percent, then subtract what you owe. The result is the most cash the loan can produce before costs.

Illustration: $400,000 home, $250,000 mortgage 70% limit 75% limit 80% limit
Largest new loan $280,000 $300,000 $320,000
Cash before closing costs $30,000 $50,000 $70,000

Each five points of limit moves your cash by $20,000 on this home. Investment properties and second homes often have lower limits, commonly 70 to 75 percent. FHA cash out loans also stop near 80 percent. VA cash out loans can go higher, and the cap depends on the lender and your file. These figures are an illustration, not a quote.

What you need to qualify

Every program sets its own rules. The ranges below are common in the market. We confirm the exact terms for your file before you commit.

Factor Common range What it changes
Credit score Roughly 620 and up on conventional loans Higher scores bring better pricing
Debt to income About 43 to 50 percent, with the new payment included Lower debt gives you more room to borrow
Equity left after closing At least 20 percent on most conventional loans Sets the maximum cash
Time in the home Often six months on title, and an existing first mortgage at least 12 months old A recent purchase or recent refinance can delay you
Appraisal Required on most cash out loans A lower value means less cash

The trade most people miss

A cash out refinance resets the rate on the whole loan. If your current rate is low, you give it up on your existing balance to get cash. Here is an illustration with made up numbers. You owe $250,000 at 4.00 percent and need $50,000.

Illustration Cash out refinance Keep the first mortgage and borrow $50,000 separately
Loans One $300,000 loan at 7.00% $250,000 at 4.00% plus $50,000 at 9.00% over 20 years
Monthly principal and interest $1,996 $1,194 plus $450 equals $1,644

The difference is about $352 a month in this example. Both columns use a fresh 30 year schedule on the first loan to keep the comparison simple. If your current rate is already higher than the market, the answer flips and the cash out refinance can win. We compare both with your real numbers. The HELOC page shows the other way to tap equity without touching your first mortgage.

Alabama and Florida costs

Refinance closing costs commonly run 2 to 3 percent of the new loan. On a $300,000 loan that is $6,000 to $9,000. Each state adds a tax on the new loan.

Alabama

Alabama charges a mortgage recordation tax of $0.15 per $100 of the loan. On a $300,000 loan that is $450.

Florida

Florida charges documentary stamps of $0.35 per $100 on the note and an intangible tax of 0.2 percent of the loan. On a $300,000 loan that is $1,050 plus $600, or $1,650. These taxes apply to the whole new loan, including the part that pays off your old mortgage. Florida homeowners insurance also counts in your payment, so we ask for the insurance quote early. These rates change, so confirm them before closing.

When a cash out refinance makes sense

  • Your current rate is at or above the market rate. You can take cash without giving up a better rate.
  • You need a large amount at once. A single lump sum for a renovation, a purchase or a debt payoff fits this loan well.
  • You want to replace high interest debt. Moving credit card balances into a lower rate loan can cut the monthly cost.
  • You want to change the loan itself. A cash out refinance can shorten the term, remove a co-borrower or switch loan programs.

It fits less well when your current rate is much lower than today, when you need a small amount, or when you plan to sell within a few years. Closing costs need time to pay back. Frequently asked questions

What is a cash out refinance?

A cash out refinance replaces your current mortgage with a new, larger mortgage. You receive the difference between the two balances in cash at closing.

How much equity do I need for a cash out refinance?

Most conventional loans on a primary home require you to keep at least 20 percent equity after closing. Investment properties and second homes often require more.

What credit score do I need?

Many conventional programs start near 620. Higher scores usually bring lower rates. FHA and VA programs set their own minimums.

How long do I have to own the home first?

Many programs want at least one borrower on title for six months, and an existing first mortgage that is at least 12 months old. Exceptions exist, such as inheritance and delayed financing for a cash purchase.

How much does a cash out refinance cost?

Closing costs commonly run 2 to 3 percent of the new loan. Alabama adds a recordation tax of $0.15 per $100. Florida adds documentary stamps of $0.35 per $100 and an intangible tax of 0.2 percent.

Is cash out refinance or a HELOC better?

It depends on your current rate and how much you need. A HELOC leaves your first mortgage alone. A cash out refinance can win when your current rate is at or above the market rate or when you need a large lump sum.

Is the cash taxable?

Cash from a refinance is borrowed money. It does not count as income. Whether the interest is deductible depends on how you use the money. Ask a tax professional about your situation.
