DSCR Loans in Alabama and Florida
Buy or refinance a rental property and qualify on the rent, not on your tax returns.
A DSCR loan looks at one question. Does the property earn enough to cover its own payment? If the answer is yes, your personal income matters far less. That is why investors with several properties, a new business, or heavy write-offs on their returns use this loan to keep buying. Mountain Mortgage arranges DSCR loans for investors in Alabama and Florida and shows you the ratio before you make an offer.

Why investors choose a DSCR loan
- The rent qualifies the loan. Lenders do not need pay stubs or two years of tax returns for the property to qualify.
- You can borrow through an LLC. Many DSCR programs allow the loan to close in the name of your company, with a personal guarantee.
- The file stays simple. The core documents are the lease or rent estimate, the insurance quote, the appraisal and your assets.
- You can scale. Because personal debt-to-income is not the test, the fifth rental is underwritten much like the first.
How the DSCR is calculated
DSCR stands for debt service coverage ratio. The formula has two numbers.
Monthly rent divided by the monthly housing payment (principal, interest, taxes, insurance and any association dues).
A result of 1.00 means the rent exactly covers the payment. A result of 1.25 means the rent covers the payment with 25 percent to spare. Lenders generally price better and allow more leverage as the ratio rises.
Here is an illustration with made-up numbers. Two identical rentals earn $2,400 a month. Principal and interest is $1,500 on both. Only taxes and insurance differ.
| Example | Principal and interest | Taxes | Insurance | Total payment | DSCR |
|---|---|---|---|---|---|
| Alabama rental | $1,500 | $200 | $150 | $1,850 | 1.30 |
| Florida rental | $1,500 | $250 | $450 | $2,200 | 1.09 |
The rent is the same. The insurance line moves the ratio from 1.30 to 1.09. This is the most common reason a Florida deal needs a different structure than the same deal in Alabama. These figures are an illustration, not a quote.
What lenders typically look at
Every DSCR program sets its own limits. The ranges below are common in the market. We confirm the exact terms for your deal before you commit.
| Factor | Common range | What it changes |
|---|---|---|
| DSCR | 1.00 to 1.25 and higher | Higher ratios usually price better and allow more leverage |
| Down payment | 20 to 25 percent | More down lowers the rate and the payment |
| Credit score | Roughly 660 to 700 and up | Higher scores unlock better pricing |
| Cash reserves | 3 to 6 months of payments | Proves you can cover a vacancy |
| Rent evidence | Signed lease or appraiser rent estimate | Sets the income used in the ratio |
Who a DSCR loan fits
It fits an investor who plans to hold the property as a rental, who has income that is hard to document, or who wants to move faster than a full income review allows. It also fits a refinance of a rental that is already leased.
It fits less well when the property needs heavy repairs before it can be rented. In that case a short term loan can buy the property and a DSCR loan can refinance it once it is leased. Our guide to hard money vs DSCR vs SBA loans in Alabama and Florida walks through that sequence with dollar examples.
Costs to compare before you choose
A DSCR loan usually carries a higher rate than a mortgage on a home you live in, and many include a prepayment penalty. A common structure steps the penalty down over three to five years. If you plan to sell or refinance early, that term matters as much as the rate.
Compare the total cost, not only the rate. Points, the appraisal, the prepayment term and the cash you bring to closing all change the real price. To size a payment, use the monthly payment estimator. To plan the cash needed at closing, use the closing cost calculator.
Alabama and Florida notes
Alabama
Many investors buy single family rentals in Huntsville, Birmingham and Mobile. Rents on these properties are usually well documented by a lease, and the insurance line tends to be modest, so the ratio is often easier to reach. Alabama charges a mortgage recordation tax of $0.15 per $100 of the loan. On a $200,000 loan that is $300.
Florida
Florida deals turn on insurance, association dues and taxes. Wind and flood coverage can change the payment enough to move a ratio below the line, so we ask for the insurance quote early. Condos add a second check, because the association must be approved and its dues count in the payment. Florida also taxes a financed loan twice, with documentary stamps of $0.35 per $100 on the note and a nonrecurring intangible tax of 0.2 percent of the loan. On a $200,000 loan that is $700 plus $400. These rates change, so confirm them before closing.
What we need to start
- The property address and the purchase price, or the current value for a refinance.
- The signed lease, or the expected monthly rent if the property is vacant.
- An insurance quote and the tax amount for the property.
- Entity documents if you are borrowing through an LLC.
- Proof of your down payment and reserves.
We return the ratio, the structure that fits, the full cost in dollars and a realistic closing date. If another loan would cost you less, we say so. For the other loan types we handle, see commercial loans in Alabama and Florida and conventional loans in Alabama and Florida.
Frequently asked questions
What is a DSCR loan?
A DSCR loan is an investment property loan that qualifies the property on its rental income. The lender divides the monthly rent by the monthly payment. Personal income is not the main test.
What DSCR do I need to qualify?
Many programs start near 1.00 and price better at 1.25 and above. The exact minimum depends on the lender, the down payment and your credit score.
How much down payment does a DSCR loan require?
A down payment of 20 to 25 percent is common. A larger down payment can lower the rate and improve the ratio.
Can I buy a DSCR property through an LLC?
Many DSCR programs allow it. The loan closes in the name of the company and the owner usually signs a personal guarantee.
Do I need tax returns for a DSCR loan?
The property qualifies on its rent, so a full income review is not the main test. You still document your identity, your assets and your credit.
Does a DSCR loan have a prepayment penalty?
Many do. A common structure steps down over three to five years. Ask for the schedule in writing before you choose a loan.
Do you offer DSCR loans in both Alabama and Florida?
Yes. Mountain Mortgage works with investors in both states.
